Dunes Residential Services, Inc. is a Texas corporation founded in 1996 as Katz Residential Service, Inc. Its principal offices are in Kansas City, Missouri. DRS provides a variety of services primarily in the multifamily housing industry including the following:

Asset and partnership management
Lease-up and marketing services
Development and development management
Property inspection
Construction management
Arrangement of debt and equity financing
Financial workouts
Repositioning and rehabilitation of multifamily projects
General feasibility consultation
Third-Party Management

The core business of DRS is the management of multifamily rental properties with experience in excess of 30 years. At present DRS manages six apartment communities in Kansas, one in Missouri and four in Texas for a total of 2341 units. Its development business has included, in recent years, the 240-unit Dunes at St. Andrews in Overland Park, Kansas, the 240-unit Dunes at Eastland Center in Independence, Missouri, the 208-unit Dunes at Falcon Valley in Lenexa, Kansas, and the 120-unit Province of Briarcliff in Kansas City, Missouri.

Dunes Residential has 64 full-time employees including supervisory, accounting, and on-site management and maintenance personnel.

Investment Experience and Results

DRS and its founder, Ward A. Katz, have sponsored investments in excess of $125 Million in institutional grade properties since 1988. During that period, twelve successful ventures have been formed for the development acquisition and rehabilitation of properties in Eastern Kansas, Western Missouri and North Texas. Theses ventures have yielded outstanding financial results for its investors and have accorded Katz and DRS a reputation for acumen and diligence in the formulation and execution of its sponsored ventures and of high integrity in dealings with their stakeholders.

Community Involvement

DRS is a member of The Apartment Association of Kansas City and The Institute of Real Estate Management. All DRS associates are highly encouraged to be involved within their own communities and contribute to organizations which develop the local areas and support our industry. DRS has recently relocated their corporate office to a historic building in the Kansas City Power and Light District of Kansas City near the Sprint Center in an effort to support the revitalization of Downtown Kansas City.
